Why Professionals Avoid Recommending Reverse Mortgages: Myths and Misconceptions

A reverse mortgage can provide senior homeowners with the cash to obtain needed products and services to age comfortably in their own home.  Yet many in the senior service industry are reluctant to recommend them to their clients.

This reluctance is often based on misinformation and misconceptions about how the loans work and the government protections that are now inherent in the federally-insured programs.

JIM WARNS, a Reverse Mortgage Consultant with MetLife Bank, will discuss the federally-insured Home Equity Conversion Mortgage (HECM) program in detail so that professionals can make more a more informed decision about whether a reverse mortgage might be appropriate for a given senior.

Jim has given numerous presentations on reverse mortgages to various county and non-profit agencies, and is the current Chair of the Chesterfield Council on Aging and a board member of the recently formed Central Virginia Chapter of the National Aging in Place Council.

Bio

Jim Warns is a Reverse Mortgage Consultant with MetLife Bank, N.A.  In that capacity he deals exclusively with the federally insured Home Equity Conversion Mortgage (HECM) loan programs which currently comprise more than 95% of the reverse mortgage market. Jim has been in the mortgage industry for more than 15 years, and owned his own mortgage brokerage company for 10 years before making the decision to focus on reverse mortgages.  He has given numerous presentations on reverse mortgages, including AARP chapters, county social service departments and at the Lifelong Learning Institute in Chesterfield.  He is the current Chairperson of the Chesterfield Council on Aging, a board member of the Central Virginia chapter of the National Aging in Place Council (NAIPC), and an active member of several other senior service-oriented organizations.  Jim holds both undergraduate and graduate degrees in business from The College of William & Mary.
